Commercial Floor Stripping & Waxing in Stockton
Restore the brilliant shine of your VCT and hard surfaces. Expert old wax removal and multi-coat high-gloss refinishing.
Revitalize Your Facility’s Foundation
Your floors are the largest surface area in your building and the first thing customers notice. In Stockton’s commercial sector, Vinyl Composition Tile (VCT) is ubiquitous in grocery stores, schools, and hospitals because of its durability. However, without proper maintenance, VCT becomes yellowed, scratched, and dull, making your entire facility look aged and dirty regardless of how well you clean the rest of the room.
Dusting Buster Stockton CA provides professional floor stripping and waxing services that go far beyond a simple mop and bucket. We strip away years of built-up grime and old, oxidized wax to reveal the fresh tile underneath. We then apply premium, high-solids floor finish that not only shines brilliantly but provides a protective sacrificial layer against foot traffic, carts, and spills.
Our 4-Step Restoration Process
Deep Stripping
We apply a professional-grade emulsifier to dissolve old wax, sealers, and finish. Using a slow-speed floor machine with an aggressive stripping pad, we agitate the solution to lift layers of yellowed wax and embedded dirt right down to the bare tile.
Rinsing & Neutralizing
Stripping solution is highly alkaline. If left on the floor, it will destroy the new wax. We wet-vacuum the slurry and perform multiple rinse cycles with a neutralizing agent to return the floor’s pH to neutral (7.0), ensuring the new finish bonds perfectly.
Sealing & Waxing
Once dry, we apply a base sealer (for porous floors) followed by multiple thin, even coats of high-solids industrial floor finish. We typically apply 3-5 coats depending on traffic levels, allowing ample drying time between layers to prevent “hazing.”
High-Speed Burnishing (Optional)
For a “wet look” shine, we return after the wax has fully cured (usually 24-48 hours later) to burnish the floor with a high-speed polisher. This heats and hardens the wax, creating a mirror-like finish.
Do You Need a Full Strip or Just a Scrub?
Not every floor needs to be stripped down to the bare tile. Stripping is labor-intensive and aggressive. At Dusting Buster Stockton CA, we assess the condition of your VCT to determine the most cost-effective solution:
If the base layers of wax are intact and not yellowed, but the top surface is scratched and dull, we perform a “deep scrub.” We remove the top 1-2 layers of dirty wax and apply 2 fresh coats. This is faster, cheaper, and excellent for interim maintenance in Schools and Retail Stores.
This is required when there is significant yellowing (oxidation), peeling, or deep staining that has penetrated to the tile. It is also necessary if the floor has not been professionally serviced in over 12 months.
Surfaces We Restore
Safety and Scheduling
Floor stripping creates a very slippery surface during the process. For this reason, we strictly schedule stripping and waxing during facility downtimes—typically nights or weekends. We set up extensive wet floor signage and barrier tape to ensure no unauthorized personnel enter the work zone.
We use low-odor strippers where possible, but ventilation is key. For sensitive environments like Medical Offices, we utilize specialized HEPA-filter vacuums and air movers to accelerate drying and reduce fumes.
Common Questions About Floor Waxing
We recommend keeping foot traffic off the floor for at least 4-6 hours after the final coat. Wheeled traffic (carts, dollies) should be kept off for 48 hours to allow the wax to fully cure and harden.
For high-traffic grocery stores or school hallways, we recommend a full strip and wax once a year, with a scrub and recoat every 3-6 months. Low-traffic offices may only need a full strip every 18-24 months.
